Land sells on what a buyer can see from their couch. These guides cover the photos, drone work, film, 3D and listing copy that let a buyer walk the property before they ever drive out.

Frequently asked questions

What makes land listing photos different from house photos?

There's no kitchen to show. Buyers want the access, the lay of the ground, the water, the timber and the view from where they'd build or hunt, so the shot list follows the land, not the rooms.

Do land listings need drone footage?

Almost always. From the ground a buyer can't see boundaries, acreage or how the parcel sits against roads, water and neighbors. Aerial photos and video show all of that in seconds.

Where do land buyers look for listings?

On the land portals (the Land.com network and LandSearch), the MLS and the sites it feeds, Facebook, and the agent's own site and buyer list. Put every listing on all of them the same day, and judge each by the inquiries it actually sends.

What should a land listing description include?

Write it in the order a buyer decides: what the property is for, how you get to it, the numbers they'll price it on, then what the photos can't show. Cut any adjective a buyer can't check.
