Access, price per acre, and whether the property fits what they want to do with it: hunt, farm, build or hold. Answer those three clearly in the listing and more of the calls you get will be serious.
Give them enough to decide from home: aerial and ground photos, a film tour, a 3D model or map they can explore, and a live walkthrough on video when they're ready.
Learn four things: what they want the land for, how they'll pay, when they need to close, and whether they can take on what comes with the parcel, like a lease, a CRP contract or a forest program. Ask early in the call and write the answers down.
Most use a land loan from a Farm Credit association, a local bank or a credit union; others pay cash or use seller financing through a contract for deed. Expect a larger down payment than on a house, because the land itself is the collateral.
